How to Buy a Home

You want to buy a home, but you’re not sure how to make your dream a reality.  Well, here is a straightforward explanation of what it takes to buy a home.

(1) GET YOUR FINANCES IN ORDER

Save money for your down payment, earnest money, inspection costs, etc.  Talk to a lender and find ways to improve you credit score.  Good credit generally means a lower interest rate and lower monthly payments.

(2) HIRE CHRIS MEDRZYCKI ® AS YOUR BROKER/REALTOR®

I provide you with good information, so you can make good decisions when buying your new home.  Knowledge, dedication, and service to guide you.

(3) GET PRE-UNDERWRITTEN

Meet with a lender and get qualified for a home loan.  In our local market, being pre-underwritten is more competitive than being pre-approved.

(4) SEARCH FOR YOUR HOME

Fill out my Home Buyer‘s Checklist. We go over your wants, needs, and budget.  I send you listings that match. It’s time to explore neighborhoods, ask questions, and find your home!

(5) GO ON TOUR!

I work with you to schedule appointments to see homes.  This is your time to shop and compare homes, and get a feel for real houses.

(6) MAKE AN OFFER

You’ve found a house you’d like to call home! We write up a Purchase and Sale Agreement (a contract) with your offer and addenda for any contingencies (e.g. inspection and financing).

(7) NEGOTIATE TO MUTUAL ACCEPTANCE

We make an offer. This starts the negotiation. I put my skills to work and help you reach your goals. We reach mutual acceptance when all parties sign the contract. We transfer your earnest money to escrow, which evidences your commitment to follow through.

(8) SATISFY ANY CONTINGENCIES

We work to get contingencies satisfied. I keep the process on track, so you can focus on the big purchase. We schedule a home inspection and I provide advice regarding the report. Your lender works to finalize your financing.

(9) TAKE FINAL STEPS

Your lender performs its own appraisal of the home and a title officer conducts a title search for underwriting insurance and clearing title to the home.

(10) CLOSE

We do a final walkthrough of the home. An escrow agent handles the closing, when documents are signed and money changes hands. Title is transferred and recorded publicly with the County Auditor. You get the keys and move in!  I provide you with good information, so you can make good decisions when buying your new home. Knowledge, dedication, and service to guide you.
